01 / HOW WE INVEST

One relationship.
A bigger perspective.

01

Off-plan
opportunities.

A carefully considered purchase starts with the right questions. We look at the developer, location, individual unit, price and payment commitments together.

Find your starting point
02

Property
portfolios.

Your next property should have a clear role. We consider your existing holdings, payment schedules and objectives to bring more structure to the next decision.

03

Resale
strategy.

Think about the next buyer before your next move. We assess positioning, competing properties, selling costs and timing, including the option to hold longer.

180+ deals. One relationship at a time.

As a Senior Associate Director in Dubai real estate, I help investors make considered moves, from choosing an off-plan property to shaping a portfolio and planning a resale.

My background in hospitality shaped a service-led approach, with close attention to detail and long-term relationships. I work with clients in English and Arabic.

About the prices

The 2021 figures are annual advertised apartment price averages from Bayut & dubizzle’s 2021 sales report, rounded to the nearest dirham. The August 2026 figures and 12-month changes are from Bayut’s apartment price indicators for Dubai Marina and Palm Jumeirah, checked on 23 September 2026.

These are different market snapshots, with potentially different methods and property mixes. They are not a like-for-like appreciation calculation or a valuation, and do not establish the achieved sale price of a specific property. The 12-month changes come from the current indicator series only. Past price movements do not predict future results.

04 / WHY PURCHASE IN DUBAI?

A global decision.
A Dubai perspective.

For an international buyer, the decision goes beyond the skyline. Ownership, purchasing power and the wider plan all deserve a closer look.

01

Ownership
with a clear basis.

Foreign buyers can own freehold property in Dubai’s designated areas, including buyers who do not live in the UAE.

02

A different
tax environment.

The UAE does not levy personal income tax on individuals. Your home-country obligations and how you hold the property still matter.

Potential for
a longer-term base.

Qualifying property investors may apply for a renewable 10-year Golden Visa through Dubai Land Department. Eligibility and approval apply.

In this six-city comparison, Dubai combined the strongest prime price growth in 2025 with the most space for a US$1 million property budget.

Prime means the luxury segment, generally the top 5% of each market by value. These are historical market indicators, not whole-city averages, net returns or forecasts. Individual properties, currency movements, taxes and costs can produce different outcomes.

06 / THE APPROACH

Clarity at
every step.

A personal conversation. A focused selection. A decision with the bigger picture in view.

Let’s discuss your plans
01

Understand your priorities

Your objective, available capital, timeframe and comfort with the commitment set the brief.

02

Examine the opportunity

We compare the specific property and its alternatives, with attention to price, quality and potential demand.

03

Plan the full commitment

Payment milestones, transaction costs and the holding period belong in the decision from the beginning.

04

Keep the next move in view

We consider resale options and an alternative holding plan, then revisit the strategy as your priorities evolve.

07 / BEFORE YOU BUY

The questions
worth asking.

Good property conversations go further than the launch brochure.

Why this unit, at this price?

A development can have many different investment stories. The layout, outlook, position and competing supply help explain whether a particular unit fits your objective.

What will I need to commit?

Start with a complete payment timeline. Consider scheduled instalments, transaction costs and the capital you may need if you hold the property longer than originally planned.

Who could buy it from me?

Consider the future buyer, their alternatives and the total cost of a resale. Any exit plan also needs to account for the applicable resale conditions and the possibility of a longer holding period.
